All rentals are subject to room taxes, service charges, refundable security deposit and cancellation charges. Charges vary per destination & are normally itemized on your confirmation. Reservation revisions are subject to a $100.00 per person reprocessing fee. Cancellation penalties begin as soon as the booking is confirmed. Cancellations made up until 90 days prior to departure are subject to a cancellation fee of 50% of the total rental charge. Reservations cancelled within 90 days of travel are non-refundable. Christmas/New years bookings are non-refundable at the time of deposit. Changes made to a villa booking are subject to a change fee of $100.00 per person. Villas may not, at anytime be occupied by more guests than contracted for. Rates are based on occupancy and additional fees may apply. Incidental charges such as cribs, extra beds, grocery pre-stocking etc., must be paid before leaving the villa, if not they may be subject to additional fees that will be deducted from the security deposit. Telephone charges, utilities (where applicable) are deducted from the security deposit. Please understand that the security deposit may take up to 90 days to be returned.

Separate terms and conditions may apply to your reservation of vacation homes provided by villa owners, management companies or villa distributers. You agree to abide by the terms or conditions of purchase imposed by owners with whom you elect to rent from, including, but not limited to, payment of all amounts when due and compliance with all rules and restrictions regarding availability of fares, products, or services.
