Travel Impressions, Ltd., ("Operator"), requires that all visitors to our site(s) on the World Wide Web that provide travel related products, services and content (the "Site") adhere to the following terms and conditions as well as the Travel Impressions Website Rules and Regulations and the Travel Impressions Customer Internet Privacy Statement. By accessing the Site, you indicate your acknowledgment and acceptance of these notices, terms and conditions. 

TERMS & CONDITIONS 

The Villa Experience by Travel Impressions web site is offered to you, the customer, conditioned on your acceptance without modification of the terms, conditions, and notices contained herein. Your use of this web site constitutes your agreement to all such terms, conditions, and notices.

To confirm your reservation, 50% of the total rental fee is required; the Final Payment balance is due 90 days prior to the date of arrival. Certain villas may require the entire amount due at booking during holiday periods.

RENTAL AGREEMENT

The full details of the individual conditions are included in the Rental Agreement. Each lead client must sign and return this agreement prior to receiving final trip documents.

All rentals are subject to room taxes, service charges, refundable security deposit and cancellation charges. Charges vary per destination & are normally itemized on your confirmation. Reservation revisions are subject to a $100.00 per person reprocessing fee. Cancellation penalties begin as soon as the booking is confirmed. Cancellations made up until 90 days prior to departure are subject to a cancellation fee of 35% of the total rental charge. Reservations cancelled within 90 days of travel are non-refundable. Exceptions to this policy include villa rentals in St Barts, Cabo San Lucas, Puerto Vallarta and certain villas in St. John, jamaica, Turks & Caicos, which are non-refundable at time of deposit. Christmas/New years bookings are non-refundable at the time of deposit. Changes made to a villa booking are subject to a change fee of $100.00 per person.  Villas may not, at anytime be occupied by more guests than contracted for. Rates are based on occupancy and additional fees may apply. Incidental charges such as cribs, extra beds, grocery pre-stocking etc., must be paid before leaving the villa, if not they may be subject to additional fees that will be deducted from the security deposit. Telephone charges, utilities (where applicable) are deducted from the security deposit. Please understand that the security deposit may take up to 90 days to be returned.

This agreement constitutes the entire agreement between the customer and The Villa Experience by Travel Impressions with respect to this web site and it supersedes all prior or contemporaneous communications and proposals, whether electronic, oral, or written, between the customer and The Villa Experience by Travel Impressions with respect to this web site. A printed version of this agreement and of any notice given in electronic form shall be admissible in judicial or administrative proceedings based upon or relating to this agreement to the same extent and subject to the same conditions as other business documents and records originally generated and maintained in printed form. Any rights not expressly granted herein are reserved.

Separate terms and conditions will apply to your reservation of vacation homes provided by villa owners, management companies or villa distributers. You agree to abide by the terms or conditions of purchase imposed by owners with whom you elect to rent from, including, but not limited to, payment of all amounts when due and compliance with all rules and restrictions regarding availability of fares, products, or services. You shall be completely responsible for all charges, fees, duties, taxes, and assessments arising out of the use of this web site.
